With all of the fabulous deals on homes in Florida right now, many times the buyers find themselves in multiple offer situations (or as many refer to them, “bidding wars”). It is very common when dealing with foreclosures and short sales. With the low mortgage rates & the low prices, there are a lot of buyers out there competing for the same properties.
It is very important to be prepared prior to making offers, so you will be in a good position when this situation arrives. Many times the seller is requesting “proof of funds” or for a “pre-qualification letter” from the lender to be presented with the buyer’s offer. You will have a better chance of having your offer be considered, if you have these things in hand. If you don’t know where to start, ask your Realtor. They should have a list of reputable lenders they have dealt with in the past.
