Sales seem to be leveling off and prices are doing the same. A closer look reveals that the median price is reflected in buyers getting more for their money. The typical $200,000 home sold in Port Charlotte last month would have sold for as much as 25% more at this time last year. Buyers are shopping for values and they are certainly finding them in Port Charlotte. Buyers are starting to return to the market, albeit slowly, as they seem to feel that prices are stabile or at least affordable and not likely to drop much further.
One must understand that there are modest one-bedroom retirement homes as well as extravagant waterfront estates in Port Charlotte. This town has something for everyone. Boaters and Sailors can find homes on gulf access canals and those on fixed incomes can find a cozy Florida cottage.

For the purpose of this report we will consider ONLY lots with public water service. It may be possible to find lots that require a well for somewhat less money. The price range for lots with public water service is $10,000 – $1,400,000 for a waterfront lot with spectacular views of Charlotte Harbor. Median asking price: $37,900. Keep in mind that waterfront lots or extra large lots sell for quite a bit more than a standard, neighborhood dry lot.
There are very good deals available on building. If a buyer is interested in a lot for personal use, there are many fine lots available.
